I recently had the great pleasure of listing for sale the property at 424 Fremont Avenue in South Pasadena. This is an absolutely charming 3 bedroom, 2 bath home that originally listed for $1,299,000. The final sales price after multiple competitive offers ended up at $1,675,000. That’s $376,000 ABOVE the asking price!
The key to getting the highest possible sales price for the home was in all the exposure that I was able to get for the property. In addition to the usual MLS listing with associated websites (Zillow, Redfin, Realtor.com) – I made extensive use of both print and online advertising and public relations.
Here are just a few examples:
Local newspaper public relations and advertising – Through a partnership with South Pasadena’s premier print and online newspaper (The SouthPasadenan.com) I ran the following ads to promote the property for sale.
Above is the newspaper print ad that ran while the property was for sale. Also in the local newspaper print edition was an editorial piece that was submitted as public relations on the property. Below is a snapshot of that article – it was a full page in that week’s paper.
I also ran many online ads – especially on the local newspaper website. Here is an example of the online ads that ran.
In order to promote the Open House weekends – I turned to Facebook advertising as well. Without going into all the detailed targeting and demographics, I was able to run ads promoting the property with the following results:
Over 28,000 people viewed the ad within a 15 mile radius of South Pasadena;
Over 1,500 people clicked on the ad to get more information.

In addition to the paid advertising mentioned above – I also made extensive use of social media. Below is a post that ran on several social media sites and proved quite popular.
Another key element in this successful property sale was the AMAZING staging provided by my friend Kevin at IDENTITY HOME staging+design.
